Domicile’s latest project, The Corners On Main, is nearing completion. All phase 1 units have all received occupancy (73 in total), with phase two occupancy beginning April 15th. Occupancy is scheduled for two units per day, which is slated to last until the middle of June.

There are only six units remaining in phase 2, with pricing ranging from $226,400 (375sqft Rosedale floorplan) to over $769,450 (1,552sqft Hopewell floorplan, includes parking).

The commercial tenants have also started being announced. Laurier Optical, Happy Goat Coffee, River Dental, and Walker Real Estate Group - are among the first to call the building home. No doubt, you will see an influx in commercial tenants to the area with the addition of the new residential buildings.

Domicile has done very well with its newest development on Main street. Corners on Main Phase One is now fully sold out. Located at 11 des Oblats Avenue, phase one consisted of 74 suites.

Located next door, Phase two is 70% sold out and still under construction. Located at 166 Main Street, the building has 64 units in total with sizes that range from 346 to 1552 square feet. Prices range from $209,100 to over $741,500 depending on size, floor, view. Occupancy is set for Spring of 2019. All units include parking in the price (except for the Pied a Terre Suites or the Willard/Rosedale/Sloan/Marco floorplans). Monthly condo fees are estimated at 42 cents per square foot, and an additional $33/month per parking spot.

The Corners On Main - Phase Two - Sales and Construction Update

Domicile has had great success with The Corners On Main project, especially with phase one and now with Phase two. Located just in front of phase one, at 141 Main Street, The Corners On Main phase two is a six-story 64 unit building that is currently at 50% sold out.

Prices currently range from $208,600 (Williard floorplan - 346sqft) up to $771,000 (Hopewell floorplan - 1552sqft). All units include parking in the price (except for the Pied a Terre Suites or the Willard/Rosedale/Sloan/Marco floorplans). Monthly condo fees are estimated at 42 cents per square foot, and an additional $33/month per parking spot.

Construction is well underway with crews currently building out of the ground. Occupancy is set for Summer of 2019.

A favorite floorplan of many is the Bellwood - a 1195sqft two bedroom, two bathrooms, with north facing views. It is a generous floorplan with an open concept feel and large second private balcony off the master bedroom. The Corners On Main - Phase One - Sales Update

Phase one of The Corners on Main has gone very well and has only a limited number of units left to purchase. Out of the original 74 suites, there are only five suites remaining. Prices range from $246,100 (for unit 401 the chestnut floorplan - a 478 sqft) up to $730,100 (for unit 211 the Drummond floorplan - 1535sqft). Parking is not available for purchase with unit 401, however it is included with the other units. Occupancy has now begun and you could be moving in (almost) right away! Built by Domicile, the building is located at 141 Main Street.

Domicile's newest project that will be located on Main street, has been getting big attention since it first launched in August. The attention is due partly for the history (CLICK HERE to read the full history of the site), partly for the location (very central or "city meets tranquility" - tagline from Domicile), but also how well it has been selling. At this point The Corners On Main is almost 50% sold out of the 74 suites for phase one - which is very good comparing to other projects across the city.  Buyers still have most floorpans and views available, with prices ranging from $228,300 up to $594,900. 

Domicile has said they are ahead of schedule for phase one, and has started working on getting phase two ready to roll out.

For those looking to get first crack at available units, Saturday August 8th at 12noon, at the Kavanaugh Sales Centre located at 86 Beechwood Avenue. Floor plans and more details will be released then.

Centennial Floorplan Domicile Corners on Main

Domicile has released the price sheet (see below) for the available units and one floor plan for "The Centennial" (935sqft, two bedroom, one and a half bathroom, plus terrace). 

One bedrooms range from $261,600 for the Glenora (554sqft) to $389,200 for the Hazel (850sqft). Two bedrooms range from $411,100 for the Marlowe (930sqft) up to $490,900 for the Brantwood (1105sqft). "Two bedrooms plus" range up to $594,900 for the Merritt (1431sqft with terrace). Parking is an extra $33,500 but not available for the "Pied a Terre" or studio units. Domicile is estimating condo fees at 42 cents per square foot, and $33 per month per parking space.

Domicile Developments posted the above photo on Instagram yesterday which suggests that The Corners On Main is coming very soon. While no official dates have been announced we do know that it will be launched in 2015 and heard a rumour it will be sometime in the fall.

Located on Main Street between Oblate and Springhurst, and designed by Roderick Lahey Architect inc. Two six storey buildings, each with 70 residential units, plus roof top terraces, and amenities plus quality that you would expect from Domicile. Expected completion date of Fall/Winter of 2017.

Domicile has announced that the project located at 141 Main Street will officially be called "The Corners On Main". Announced through Facebook and on Twitter, the local Ottawa builder also linked to the promotional page which includes some history on the location. The Corners On Main is/was planned to start selling early 2015, with occupancy planned for 2017. Phase one and phase two each plan to include 70 units ranging from 600 to 1250sqft, 140 total units plus commercial space.

Ottawa Condo Rentals Up Almost 40 Per Cent in 2014

It was a great year for Ottawa condo rentals, seeing 1,044 units leased through the MLS in 2014, which is up 37% over 2013 and 79% over 2012. The condo market is a healthy portion of the total rentals across the city, accounting for 41% of the 2,551 rentals for of all residential property types in 2014. Total residential rentals are up 22% from the 2,091 in 2013, and 53% from the 1,664 in 2012.

The average rent for an Ottawa condo did not see much change dropping from $1,660 in 2013 to $1,658 in 2014. The average rent for all property types in 2014 was $1,740 which is up almost 1% from $1,727 in 2013.

We saw the average prices of rentals peak at $1,877 in 2009 for all property types,  and $1,796 in 2008 for condos. Each year since, we have seen a slight decline in average rents while the number of units rented has continued to grow (except in all property class where it hit a low in 2013).

Why? Since the Ottawa Real Estate Board does not include a spot for square footage, I am not able to include price per square foot or average unit size. However, based on what we are seeing in the local market and across the country, condo units are getting smaller which lowers rents. We are continuing to see the amounts of units rented increase year over year, with only a slight decrease in price. This helps to prove the demand for rental properties in Ottawa continues to be strong enough to absorb the amount of new supply. Also, it is important to note that the Ottawa condo rental market is only 5% of the total condo rental market for Toronto which had 22,765 condos leased in 2014 through the MLS.

There has been lots of excitement over the past year, with much more competition between builders means more effort into marketing, sales, and design. The Sammy Awards are held by the Greater Ottawa Home Builders Association every year, for local builders and industry partners.

Richcraft Homes was the big winner, taking home the Grand Sammy for most awards. They won Best Print Advertising for a Builder (The Bowery Condos), Best Builder Sales Centre (The Bowery Condos), Best Marketing Campaign (The Bowery Condos), and Best Builder Brochure (The Bowery Condos).

Claridge Homes took home Best Condo Model for a High Rise (the Tribeca Broadway unit), Best Builder Website, and Best Town Home Model over 1,500sqft.

Minto Communities also won with Best Project Logo, and Most Environmentally Friendly Builder.

Sacred Heart Convent, 2000 - From History Of Ottawa East

Domiciles next project to launch will be located in Old Ottawa East, at 141 Main Street. The two building, five floor, 140 unit project, will be located on 3.5 acres between Oblate and Springhurst. The current building, a convent named "Sisters of the Sacred Heart of Jesus" or "Les Soeurs Du Sacre-Coeur De Jesus", dates back to 1902.

At the request of the Oblates Fathers, five sisters arrived in Ottawa from Brittany France to provide domestic services. Then in 1911, five townhouses, a boarding school, and a small convent was built. The original convent was destroyed by a fire in 1913 and the present convent was rebuilt a few years after. The Sisters adapted to the Canadian culture and began teaching syllabus to local students. It quickly grew to over 200 students and had numerous additions and wings built. At its peak in 1961, there were 246 Sisters living, and working at the convent. Ceasing to train new members in 1995, the convent presently remains home to 79 Sisters.

The property was purchased by Domicile on January 3rd, 2014, who has committed to allow the sisters to stay in the convent indefinitely.

Located at 141 Main Street, between Oblate Avenue and Springhurst Avenue, local Ottawa builder Domicile, will be launching the next project called Main Street. Currently a convent, Sisters of the Sacred Heart of Jesus/ Les Soeurs Du Sacre-Coeur De Jesus, dates back to 1902. Still in use today by 79 Sisters who call it home, with many working outside the convent in teaching and nursing positions. Domicile purchased the land on January 3rd, 2014, and is committed to keeping the Sisters in the convent indefinitely.

Domicile is looking to construct in two phases, the first being the rear building on Oblate and second phase which will front on Main. Phase one will be a six storey building located at the east end of the property with approximately 70 units ranging from 600 to 1250sqft. Phase two is located at the west end and will contain another 70 condo units.

In addition to the residential condos, there will be about 1,485 square meters of retail space for nine or ten smaller shops and restaurants.

Domicile is looking to start selling early in 2015, with construction start later the same year and occupancy planned for spring/summer 2017.

NUOVO - Building Cancelled

Nuovo Condos Ottawa

With the recent slowing of sales, Domicile has decided to cancel their newest Little Italy condo building, NUOVO. We last posted that sales for the building were sitting at 20%, they had signed La Bottega Nicastro to be a grocer in the main floor, and they were pushing to start digging March of 2015. However with the amount unsold, and with the number of buildings launched and under construction in the area, they had to make a choice. Over the last few days, deposits for the units have been returned, the website has been taken down, and all mention of the project has been removed from their website.

We are a fan of Domicile; their quality of work, and the customer service is top notch. They have said that they will be focusing on the next project on Main Street.

The Kavanaugh - Building Update

The Kavanaugh, is a 130 unit, 10 storey building that is another project from Domicile. Located at 222 Beechwood Ave, in the heart of New Edinburgh. Currently pouring the 6th floor, Domicile is expecting to finish The Kavanaugh in the summer of 2015.

With approximately only 30 units remaining, you still have some selection available, depending on the floor and size. One bedrooms range from 665sqft for $288,100 on the 4th floor, to 720sqft for 320,100 on the 8th floor. One bedroom plus dens range from 613sqft for $280,700 on the 3rd floor, to 861sqft for $426,300 on the penthouse floor. Two bedrooms range from 919sqft for $407,800 on the second floor, to 1101sqft for $556,500 on the Penthouse. The last two bedroom plus den is 1074sqft for $530,100 on the ninth floor.

Nuovo Condos - Building Update

Nuovo which means "new" in italian, is the newest building from Domicile heading to Little Italy. Following on the success of Hom on Champange street, Nuovo will be a 127 unit building located at Rochester and Pamilla Street. 

Currently 20% sold out, Domicile is looking at starting to dig march 2015 with occupancy late 2016 or early 2017. The smaller suites or pied a terre's 300-400sqft which are located on the lowest floors are currently getting revamped. Ottawa's favourite italian grocery, La Bottega Nicastro is set to open their second location in the ground floor of Nuovo, needed extra commercial space in the building, and Domicile gladly changed the layout of the building to accommodate. Pricing for these units is unknown right now, but will know more once the units are re-launched.

There is a great mix of units currently for sale still in the building, starting from a 609sqft one bedroom on the 4th floor, for $261,400, to a 1151sqft two bedroom plus den on the 4th floor, for $471,000. 

Building Details:
- Non-smoking project, which means smoking is prohibited in all suites and anywhere else on the property.
- Two guest suites, fitness and yoga center, wireless internet throughout common areas, all season rooftop lounge, outdoor rooftop terrace and outdoor pool, indoor bicycle storage/repair/air station, pet wash station, and car wash station.
- Conduit and junction box network in the underground parking levels to assist the condominium corporation should it wish to provide a means of charging electric vehicles for residents in the future
