Claridge moon - Sales Update

Claridge Moon is continuing to sell, with currently 83 units now sold out of the 266 units (making the building now 31% sold out). Prices continue to rise, with the building currently averaging at $672 per sqft. The average available unit size for the building is now 696sqft. There is still a selection of units available depending on price point and size preferred. Pricing starts from $332,000 for the Titan floorplan which is 510sqft on the 5th floor.

Claridge had the VIP launch for their newest development, Claridge Royale, on September 14th. The lineup started at 5:30 am in anticipation for the launch at 10am. Overall the event went very well and there were 54 units sold firm. Since the launch, pricing has gone up slightly between $3-5,000 and we expect more increases as we move into fall. The building is currently averaging $664/sqft for remaining units.

There are still two units priced at $273,000 and $275,000 for 420sqft, with a few more options slightly above $300k. The majority of the Reign 1/2, Splendor, Class, and almost all of the Satin floorplans are sold out (with a few exceptions). There are still some great options depending on size and price point.

Claridge Royale - Floor Plans and Pricing Released

Claridge has officially released the floor plans and pricing ahead of the launch for its latest project Claridge Royale. Located at 180 George Street, Claridge Royale will be launched to the public tomorrow at 12noon, with VIP clients getting access at 10am. The launch will take place at the sales centre, across the street, at 244 Rideau Street.

Some quick numbers:

- The building average is $657/sqft
- The average unit size for the building is 669sqft.
- There are 22 units that are priced below $300,000
- One storage locker included in the price with each unit
- Parking is $45,000 for one beds or larger (not available for studios)
- They are adding a rooftop patio (on the condo roof) in addition to podium roof.
- 20% deposit (15% in 30 days, 5% on occupancy)
- Occupancy September 2024.... told to expect 2025

Claridge Plaza Phase 4 - Sales Update

Claridge Homes has only two units left for sale at it’s Byward Market condo project Claridge Plaza. More specifically, inside of the latest building Claridge Plaza 4. Located at 195 Besserer street, the building has 232 units over 28 stories that range from 440sqft up to 1,415sqft. There are only two units left in the building, both are the Jeter floorplan which is a two bedroom plus den, two bathroom, 1280sqft unit that faces south and west. Claridge Moon - Price Increase and Sales Update

Claridge has raised the prices again for its latest project, Claridge Moon. One bedroom units saw their prices rise by $5,000.00 and two bedroom units saw prices rise by $10,000. The average price per square for for the entire building is now $657/sqft with the average unit size of 692sqft. Claridge has now sold 59 of the 266 units in the building. The 27 storey building is expecting occupancy in 2023 and will be located at 340 Queen Street directly above the Lyon LRT Station.

Claridge Royale - Updated Launch Date

Claridge Homes has announced the new launch date for its latest project, Claridge Royale. The public launch will happen at 11am on Saturday September 14th, 2019, at the Claridge Royale Sales Office, located at 244 Rideau street (directly across from the site). Claridge Royale will be located at 245 Rideau Street, contain 250 units over 26 floors, and is set for occupancy 2023.

Claridge Icon - Sales Update

Claridge Icon continues to move along, with the building now 62.5% sold. Only 120 units are left out of the original 320 units. Pricing did go up slightly, with the available units now averaging at $602.47/sqft (was $595.76/sqft in July 2019). Lowest price in the building is $343,000 which would get you either a Redford (625sqft) on the 6th floor, or a Gable (610sqft) on the 10th floor. The average size of an available unit in the building is 742sqft.

Keep in mind that these prices include a storage locker, which is included with each unit. Parking is $40,000 per spot. Current occupancy date is set for November 2020.

Claridge District - Now Only Rental Units

Claridge announced last night via Instagram that Claridge District will now contain only rental units. Originally, Claridge had planned to launch three downtown condo projects this year (Moon, Royale, and District). Claridge Moon launched earlier this summer, and Claridge Royale is now planned to launch in the fall. Claridge District would have been located at Metcalfe and Nepean which is across the street of Tribeca towers, and consisted of two 27 floor towers, one for rental units, and one for condominiums. Based on the demand for rental housing, Claridge has decided to continue with both towers as rentals. This was a rumour that we had heard earlier this year, and part of the reason it was set to be the last project launched.

Pre-construction condo buying can be very exciting but also intimidating. You are trying to choose the best unit, with the best view, with out spending over your budget. Last thing you want to do is to purchase a unit, thinking that the view is going to be unobstructed to move in and find out that you are facing another building.

We have gone through all the leg work to track down heights and make things easier for you.

The Building

The building is one of three in the development. The condo building is 27 floors, located at the north east corner of the lot. The rental building will be 27 floors, located at the south west corner of the lot. The podium block will be three floors, and then the third tower will be nine floors and located the at the south east corner of the lot.

North Facing

Directly to the north of the condo building is a 13 floor building plus mechanical rooms on the roof (located across the street). To clear this building you would need to be roughly on the 14th floor, or 15th floor to be safe. There is no planned development that would affect the north facing view. The north facing units would be Hydra, Ariel, Luna, Equinox, and the Atlas floorplans (North west corner).

South Facing

Directly south of the condo will be the nine floor tower (plus possible mechanical units). Further from the building (across the street) you are currently looking at a parking lot. They owner has applied to use the lot as a parking lot for the next three years. Previously Brocolini had started moving forward on a mixed use project, and then most recently a hotel and rental building that would consist of two towers both 27 floors.

To have the best unobstructed views facing south you would want to be located on the 10th or 11th floor and above. South facing units would include the Titan, Elara, Calypso (1,2,3), Vesta (South west corner), and the Portia floor plans (South east corner).

West Facing

Directly west of the project is a 14 floor building, however the rental building as part of this project will also be located to the south west of the condo tower. In order to have the best views, you would want to be on the 15th or 16th floor. West facing floor plans would include the Atlas (North West) and the Vesta (South West).

East Facing

Directly to the east of the building is a 25 floor building (plus roof structures), which is located across the street. East facing floor plans would include the Callisto and the Portia (south east).

Claridge launched its latest project called Claridge Moon which will be located at the corner of Queen and Lyon street. The project will consist of 266 units over 27 stories. As of today, Claridge has sold firm 33 units with another 10 units currently held reserved for signing. Pricing has not yet increased, yet we are told to expect an increase soon.


Claridge Royale - Launch Postponed

Claridge had originally announced a public launch date for its latest building, Claridge Royale, of Saturday June 15th. Claridge has now announced that they have postponed the launch until this fall.

Yesterday, Claridge held its first launch for it’s newest building, Claridge Moon. The turn out was very good with a constant line around the building. Unconfirmed number of units that have been reserved is 54 units or just over 20% of the building already reserved, after the first inital launch. The public launch begins tomorrow at 12pm at the sales centre, and we are expecting prices to rise slightly.

In terms of pricing, the building average is $648sqft with lowest being $575sqft up to $900sqft. If you don’t include the penthouse units (floors 26 and 27) the largest unit is 910sqft, and the smallest being 465sqft. Putting the average size of the building at 667sqft (not including the PH’s). Lowest priced unit is the $300,000 Titan floor plan, which is 510sqft. Previous to that was the Telesto floor plan (which is now reserved) of 465sqft for $272,000. Note that all units including a storage locker at no extra charge.

The penthouse units, which are located on floors 26 and 27, range in price from $448,000 and $464,000 (Vesta floor plan 640sqft), to $946,000 (Moonlight floor plan 1160sqft), and up to $1,635,000 (the Pandora floor plan 1890sqft).

There is no question that the excitement for this project is high - proximity to the LRT, and a Sobey’s in the ground floor podium.

Few more details:

- Condo fee’s are approximately $0.62/sqft
- Parking is $45,000 per spot ($77.74/month condo fee)
- Occupancy of September 1st 2023
- 25% Total Deposit ($20k to reserve, 10% (less the 20K) at signing, 5% 30 days from signing, 5% at excavation, 5% at interim occupancy)

Claridge Icon - Sales Update

Claridge Icon is selling with the building currently over 55% sold out. Only 150 units are available, ranging from $336,000 (610sqft Gable Floor plan on the 8th floor) up to $1.45M (1630sqft New Jacobson on the 43rd floor). There are a good selection of both one bedroom condos and up to larger two bedroom plus den units. Keep in mind that storage lockers are included in the price!

The 45 floor building is on track for an October 2020 occupancy. Claridge is asking 15% deposit to secure a unit, with parking available for $40,000 per spot.

Claridge Moon - New Launch Date?

We last reported (March 13th) that Claridge Moon was set to launch on March 30th. We are now told that Claridge is getting set to launch the latest project “within the next month”, with rumours of the same thing roughly mid to late May. Pricing is still not set, however the Claridge sales agent explained that they will be roughly on par with pricing at Claridge Icon which is starting at $539/sqft, with a building average of approximately $616/sqft.

Claridge Moon - Launch Date

Claridge has quietly announced the launch date for its next condo project. Claridge Moon, a 27-storey condo tower that is located above the Lyon LRT station, will launch on March 30th, 2019. There is no pricing yet, however the project will consist of 259 condo units ranging from 510sqft to 1,225sqft.

“The ability to incorporate the LRT in the Claridge Moon development is so unique — it is impossible to place a value on it for the future residents. Imagine being able to access the ByWard Market, Westboro or the University of Ottawa in just a matter of minutes without the inconvenience of traffic through the core.” says Neil Malhotra (Claridge vice-president) to the Ottawa Citizen.

Claridge Moon/District/Royale - Coming 2019

2019 is shaping up to be the “Year of Claridge”. Aside from Claridge Icon that is under construction, Claridge is getting set to launch three new condo projects in 2019.

Claridge Moon is going to be located at Queen at Albert, located at the Lyon LRT Station. A three tower development consisting of a 26 storey rental building, 25 storey condo building, and a nine storey tower for rentals. The condo tower name “Claridge Moon” will consist of 229 units. Claridge District is going to be located at 91 Nepean and will be “move-in ready” condos. Not much information at this time.

Claridge Royale looks to be the most exciting. Located in the Byward Market, Claridge had purchased the Metro Grocery site (at 245 Rideau street at Cumberland) a number of years ago which at the time started quite a bit of talk about what exactly they would do with it. The project will consist of three towers (28, 26, and 19 floors) that includes a condo tower, hotel, and most likely a rental building. We are hearing that the Metro will continue to be a tenant in the building (once completed) as well as the possibility of a Canadian Tire on the second floor. Claridge Icon, located at 505 Preston street and just north of Dows Lake and in Little Italy, is continuing to sell units as construction moves along. Currently the building is over 50% sold out and has a good selection of sizes and prices. Units start at $336,000 for the Gable (610sqft), or the Redford (625sqft) for $338,000.

Occupancy is slated for October 2020. Prices average $604sqft. Deposit is 15%.

Claridge Icon, located at the corner of Carling and Preston street, is currently on the 27th of 45 floors. Glass has started being installed in the lower flooring as things continue to move along well. It’s hard to imagine exactly how high that will be when looking at the building…. Keep in mind this is a rough example below.

There will be 320 units with an estimated completion of early to mid 2020. Prices range from $330,000’s and up, with unit size ranging from 610 to 1630 square feet.

 

Claridge Icon - Sales and Construction Update

Located in Little Italy at the corner of Preston and Carling, Claridge Icon is coming along on time. Construction crews are currently pouring the 18th floor, out of the 45 storey building. 

There are roughly 188 units still available to purchase (out of the 320) with prices starting at $331,000 for the 610sqft one bedroom "Gable" floorplan". There are roughly 87 one bedroom units, 37 one bedroom plus den, 63 two bedroom units, and only one two bedroom plus den units that remain. Keep in mind that some floorplans are sold out, with only some floors available for certain floorplans.

- The building is set for occupancy April 2020
- Parking is $40,000/spot (condo fees are $34.35/month per spot)
- Lockers are included with each unit
- Deposit - 15% total - with 5% at signing and 10% provided 60 days after signing
