Buy an Ottawa home with a clearer comparison.
Finding a property is one part of buying. Understanding its price, ongoing costs, trade-offs, and fit with your plans is the work that helps you decide.
Talk with Matt Richling and the New Purveyors team about the Ottawa homes or condos you are considering. Start with what you need from the move, then build a search and a comparison around those priorities.
Start with how you want to live.
Bring your preferred locations, the features you need, your timing, and the questions you have not settled yet. A useful search makes the trade-offs visible: space, layout, commute, parking, outdoor access, and the work a property may need.
Your lender can help establish financing and payment limits. We can then focus the property search on options that fit the budget and priorities you are working with. Before moving ahead, we will discuss the scope of our services, how representation works, and the costs involved.
Understand what supports the asking price.
For a home you are seriously considering, the conversation should include relevant sales, competing listings, and the differences between those properties and this one. Location, size, condition, layout, and property type all affect which comparisons are useful.
An asking price is a starting point for discussion. A market-wide average or an “over asking” headline cannot decide what a particular property is worth to you.
Buying a condo? Compare the unit and the building.
Put the purchase price, current monthly condo fee, reported inclusions, parking, storage, and unit features beside one another. Then identify the information still needed about the building and the condominium corporation.
A lower fee does not settle the value question. Different fees can be attached to different-sized units, services, and buildings. Confirm the current amounts and inclusions for the actual property, and arrange for your lawyer to review the status certificate and related documents.
Our Ottawa monthly condo-fee guide provides a historical starting point by property category, approximate size, and reported inclusions. Its September 2025–August 2026 sold sample is context for a comparison, not a quote for a unit available today.
Make the next step understandable.
If this is your first purchase, bring the questions as they arise. We can walk through the stages from the search to an offer, discuss the proposed price and terms, and identify the people and information needed before a decision.
The details of an offer depend on the property and your circumstances. Financing, inspection, and legal questions should be addressed with the appropriate professionals as part of that process. The aim is to understand the decision you are making and the steps that follow it.
Buying and selling? Plan both sides together.
If your purchase depends on selling your current home, start with both properties. Compare a plausible sale range for the home you own with suitable purchase options, then consider transaction costs, financing, and the timing of each step.
The Lab’s townhouse-to-detached research follows differences between category median sale prices from August 2025 through August 2026. It helps frame the question; your own moving budget needs the details of your sale and purchase.
