Claridge Royale - Floor Plans and Pricing Released

Claridge has officially released the floor plans and pricing ahead of the launch for its latest project Claridge Royale. Located at 180 George Street, Claridge Royale will be launched to the public tomorrow at 12noon, with VIP clients getting access at 10am. The launch will take place at the sales centre, across the street, at 244 Rideau Street.

Some quick numbers:

- The building average is $657/sqft
- The average unit size for the building is 669sqft.
- There are 22 units that are priced below $300,000
- One storage locker included in the price with each unit
- Parking is $45,000 for one beds or larger (not available for studios)
- They are adding a rooftop patio (on the condo roof) in addition to podium roof.
- 20% deposit (15% in 30 days, 5% on occupancy)
- Occupancy September 2024.... told to expect 2025

Echo Canal - Uniform Developments - Launching June 22

Uniform Developments has quietly announced the launch for it’s highly anticipated boutique building called ECHO. Uniform will be accepting only 27 appointments on a first-come, first-served basis, which will begin on Saturday June 22nd, 2019 at the sales center.

ECHO will be located at 115 Echo Drive, with 32 units over 6 stories. Launch pricing ranges from $846,000 up to $2.968M with units ranging from 920sqft up to 2,461sqft. The units will feature high end finishes with custom kitchens featuring custom millwork, Miele kitchen appliances, large format gas fireplaces with stone mantels, etc. The building is mostly made up of two bedroom units, with only one 1 bedroom. (one 1bed +den, two 2bed, 26 2bed +den, three 2bed +den penthouses).

Claridge Royale - Launch Date Announced


Claridge has announced the date for Claridge Royale, the second of the three developments that the builder is set to launch this year. The public launch will happen at 11 am on Saturday June 15th, at at the Claridge Royale Sales Office (244 Rideau Street). Claridge Royale will be located at 245 Rideau Street, where the Metro is currently located.

Claridge Royale is set for occupancy in 2023 with a total of 250 units.

Claridge Moon - Launch Date Confirmed!

Claridge has announced a new launch date for its latest project located at 383 Albert Street, at the corner of Albert and Lyon. Claridge Moon is set to launch on May 9th 2019 at 4pm for VIP or May 11th for the public. More information will be provided as we get closer.

Claridge Moon is set to be completed late 2022, comprising of a total of 259 units, with unit sizes range from 510 to 1225 square feet. This is also set to be the first and only residential property to be directly connected to a station on the LRT system.

Claridge Moon - Launch Date


Claridge has quietly announced the launch date for its next condo project. Claridge Moon, a 27-storey condo tower that is located above the Lyon LRT station, will launch on March 30th, 2019. There is no pricing yet, however the project will consist of 259 condo units ranging from 510sqft to 1,225sqft.

“The ability to incorporate the LRT in the Claridge Moon development is so unique — it is impossible to place a value on it for the future residents. Imagine being able to access the ByWard Market, Westboro or the University of Ottawa in just a matter of minutes without the inconvenience of traffic through the core.” says Neil Malhotra (Claridge vice-president) to the Ottawa Citizen.

SOBA - Construction Update - January 30th 2018


Things are progressing quite nicely at SoBa. Construction is currently pouring the 23rd floor (seven more to go), with windows starting to be installed on the 2nd etc. There are reports of construction crews working over the weekends in order to catch up with the delays (weather, mainly low temperatures).

SOHO Italia - Possible Launch Date?

Rumors are suggesting that Mastercraft Starwood is looking at this May to start local sales for the latest building to carry the Soho name. Soho Italia is going to be a 30 story, 254 unit building that will be located in Little Italy at 500 Preston Street at Carling Ave. Prices are suggested to "start from the low $200,000's". 

The building has been for sale in outside markets (Toronto, Montreal) to investors. No word on the amount that has been sold.

Soho Italia is set to contain over 10,000sqft of indoor and outdoor amenities, which includes a fourth-floor area as well as a 30th-floor rooftop amenity area (ask buyers at Mondrian why it matters to specify!).

We got word that a mysterious black office had landed and started hearing a little gossip about it's potential use. Finally it has been confirmed that the dark wood clad building will be the sales centre for Arthaus Residence. The sales centre is located on Rideau Street just across from the Metro and LCBO at the corner of King Edward. This also confirms that the building will start selling this spring.

Arthaus Condos, will be located above the Ottawa Art Gallery and Le Germain Hotel at the corner of Daly and Waller in the Byward Market (just steps from The Rideau Shopping Center - Nordstrom!). Montreal developer DevMcGill has over 20 years of building residential condominiums and expects completion in 2017. Sales dates have not yet been announced, but we expect it to be sometime soon (once things warm up a little). With such a unique building, location, and only 89 units - we expect the units to move quickly.

Also the sales centre for the project is currently under construction, located at 264 Rideau St (across from the Metro and LCBO).

Zibi Ottawa - Kanaal - Grand Launch Date

After great success with the launch of the first phase on the Gatineau side, Windmill Developments has announced the name and date for the second phase of the Zibi Project. Kanaal will be a mixture of 61 condos and stacked town houses designed by Barry J. Hobin and Associates Architects. Located on the Ontario side of Ottawa's Chaudiere Island, many buyers have been very eager for an Ontario building in this project.

Grand Launch for Zibi's Kanaal has been set for 10am Saturday November 7th at the Zibi Sales Centre (3 Eddy Street in Gatineau). If the first launch was any indication - expect some great food and entertainment.

Domicile has announced the date for its highly anticipated - The Corners On Main, which will be located on Main Street. Read all about it HERE

For those looking to get first crack at available units, Saturday August 8th at 12noon, at the Kavanaugh Sales Centre located at 86 Beechwood Avenue. Floor plans and more details will be released then.

Domicile has released the price sheet (see below) for the available units and one floor plan for "The Centennial" (935sqft, two bedroom, one and a half bathroom, plus terrace). 

One bedrooms range from $261,600 for the Glenora (554sqft) to $389,200 for the Hazel (850sqft). Two bedrooms range from $411,100 for the Marlowe (930sqft) up to $490,900 for the Brantwood (1105sqft). "Two bedrooms plus" range up to $594,900 for the Merritt (1431sqft with terrace). Parking is an extra $33,500 but not available for the "Pied a Terre" or studio units. Domicile is estimating condo fees at 42 cents per square foot, and $33 per month per parking space.

Domicile has announced that the project located at 141 Main Street will officially be called "The Corners On Main". Announced through Facebook and on Twitter, the local Ottawa builder also linked to the promotional page which includes some history on the location. The Corners On Main is/was planned to start selling early 2015, with occupancy planned for 2017. Phase one and phase two each plan to include 70 units ranging from 600 to 1250sqft, 140 total units plus commercial space.

Claridge ICON - Building Update

Yesterday Claridge Condos tweeted that "Our #ClaridgeIcon sales centre has moved to 200 Lett Steet. BRING ON CONSTRUCTION!" This is great news for those standing behind the future tallest tower (45 stories or 420ft) of Ottawa. Quoted in a recent Ottawa Citizen article, Bill Malhotra (founder and president of Claridge Homes) said that 71 of the 320 units (22%) in ICON have sold, which includes half of the penthouse units. 

ICON will be located at Preston and Carling, where Little Italy meets Dow's Lake. The building will house a restaurant on the main floor; the next two levels will be Claridge offices; and there will be a party room, yoga room, guest suites, a billiard room and a swimming pool for residents. 

Construction is set to start December 1st, 2014. Occupancy is set for December 3rd, 2018. 

NUOVO - Building Cancelled

With the recent slowing of sales, Domicile has decided to cancel their newest Little Italy condo building, NUOVO. We last posted that sales for the building were sitting at 20%, they had signed La Bottega Nicastro to be a grocer in the main floor, and they were pushing to start digging March of 2015. However with the amount unsold, and with the number of buildings launched and under construction in the area, they had to make a choice. Over the last few days, deposits for the units have been returned, the website has been taken down, and all mention of the project has been removed from their website.

We are a fan of Domicile; their quality of work, and the customer service is top notch. They have said that they will be focusing on the next project on Main Street.

By using high quality products that utilize space saving design, you are able to have that "big house feel" inside your condo. Launching Thursday September 18th from 6pm to 9pm is the first official VIP Launch for Smart House Ottawa. Brought to you by Urban Capital, (the same developer who built Mondrian, The East Market, Central Condos and Hideaway) as well as Ottawa-based Tamarack Homes, the building will feature 152 condo units inside Ottawa's first micro condo development. Building off its success with Smart House Toronto, Urban Capital is looking to expand the idea here to Ottawa. Going to be located in the same neighbour hood as Central, at the corner of Flora and Bank streets, these units will range from 315sqft to 596 sqft (two bedroom units). Prices start at $179,9000 with all units featuring exposed concrete ceilings, and large oversized windows. Roderick Lahey was included in the project as the architect, which ensures the building will please those who will call this project home.

Other features of the building include, product library (will lend out tools you need to make basic repairs to the home), productivity centre which will allow you to work from home (includes a large-format printer/scanner), sunny boardroom, gym and full yoga studio, and party room (with projector/screen, full kitchen and bar, outdoor dining). 

Also to note, this building will have the utilities for each unit separately monitored (not included in the condo fee), which has always been a source of argument at condo board AGM's. This means, you only pay for what YOU consume, not based on a percentage of the building consumption.
