2015 Housing Design Awards Winners

GOHBA Housing Design Awards

Put on by the Greater Ottawa Home Builders Association, the 32nd annual Housing Design Awards are so those in the industry are able to go head to head for recognition of their work in new home and condo construction and renovation in Ottawa. The winners include the city's top builders, designers, architects, and renovators, all competing in a range of categories based on size, budget, and style. There are over 50 awards handed out with some even chosen online by the general public.

Minto's Vibe Wins at 2015 Ottawa Urban Design Awards

Minto's Vibe Ottawa Condo

Last night Minto's Vibe condominium took home the Award of Merit in Urban Infill for Mid to High Rise building at the 2015 Ottawa Urban Design Awards. Located at 118 Holmwood, it is the first of two towers for Minto at the new Lansdowne centre in the Glebe. The Vibe is fully sold out and only select units are still available in phase two.

The Jury had this to say about the project:

GW: The building marks a departure from one neighbourhood type to the retail/sports focus of Lansdowne Park. The two storey retail base is noteworthy.

CP: The Vibe drew a lot of discussion for its self conscious attempt to create activity in the body of the building itself. I found it unnecessary considering that the base could have benefitted from more care, variety, openness and public space. However the building is really the gateway building to Lansdowne Park and as such is a critical piece of the overall urban revitalization. Its merits are in its density and mixed use programme. Its secondary role as an entry beacon to the Park seems to temper and give value to the eclectic nature of the execution. It contributes to the destination character of the site.

Springfield Towns Ottawa Townhouse Modern

Other winners include Modbox Developments and Linebox Studio for its collection of three modern town homes on Springfield in Lindenlea, winning the Award of Merit for Urban Infill Low Rise.

Minto Beechwood Live Camera

Minto Beechwood Construction Camera

Minto has set up a live construction camera for its project on Beechwood. While not a live video feed, it still gives you a chance to check out the progress without leaving your home. Minto Beechwood is currently about 70% sold out with approximately 37units remaining. Located at the corner of Beechwood and Mackay, Minto Beechwood will be a 9 storey, 126 unit building. Expected completion is winter 2016 with excavation now complete and construction already underway.

Minto Vibe at Lansdowne Now SOLD Out!

The Vibe, located at 118 Holmwood and Bank, is officially sold out. The Vibe is the first of two towers for Minto's Lansdowne project. The Vibe was a 13 storey, 125 unit, building with commercial space in the lower levels. Minto has a good history of building condos with The Metropole and Ampersand here in Ottawa, among others (in Ottawa, Toronto, and Florida). 

There are only twelve units available out of the 280 from both towers. Most of these condos are one plus dens, two plus dens, and some penthouse units that remain. Prices range from $424,900 for a 764sqft west facing unit, up to $1.3M for the 2002sqft northwest facing penthouse.

There has been lots of excitement over the past year, with much more competition between builders means more effort into marketing, sales, and design. The Sammy Awards are held by the Greater Ottawa Home Builders Association every year, for local builders and industry partners.

Richcraft Homes was the big winner, taking home the Grand Sammy for most awards. They won Best Print Advertising for a Builder (The Bowery Condos), Best Builder Sales Centre (The Bowery Condos), Best Marketing Campaign (The Bowery Condos), and Best Builder Brochure (The Bowery Condos).

Claridge Homes took home Best Condo Model for a High Rise (the Tribeca Broadway unit), Best Builder Website, and Best Town Home Model over 1,500sqft.

Minto Communities also won with Best Project Logo, and Most Environmentally Friendly Builder.

Smart House + Minto Win at OHB Awards

Smart House, from Toronto's Urban Capital took home three awards last night at the Ontario Home Builders Award in Ottawa. The awards were for the best website, best ad campaign, and best video!

Other local winners and finalists include:
- Minto Communities was named Ontario Home Builder of the Year, for the second time in three years. 
- Oakwood Renovation Experts was chosen as Renovator of the Year.
- Lagois Design won for Most Outstanding Home Renovation (between $250,000-$500,000).
- Mattamy Homes was a finalist in the division for Best Interior Decorating of the Model Home in Half Moon Bay.

UpperWest by Minto - Public Launch

This past saturday, I stopped by the public launch of UpperWest condos located at 485 Richmond Rd in Westboro. There were about 40 people floating around the sales center, some signing contracts, some musing around the model suite, with others in to see what all the fuss is about. With local radio station Hot89.9FM, Bridgehead Coffee providing music and coffee, there was no shortage of people.

While my client didn’t move on a unit during our visit, he was impressed with the views from the higher floors, along with some of the floorplans. With 197 suites total, there won’t be a shortage of favourite units, appealing to all budgets. 

The smallest unit Fraser (455sqft) and the Wilmont (479sqft) both studios, starting at $210,900 which would be located in floors 1-5 (the podium). There are a number of 6th floor Terrace suits, but the best being the regular and penthouse suits due to the view. The smallest unit 7thfloor and up is the Ashton (532sqft) starting at 249,900 facing south, followed by the Wesley (547sqft) at 249,900 facing East. Obviously the best views being dead north, followed by east and west. One trend we are seeing are the balloon photos which help show views from each unit to help give prospective clients the edge when purchasing without being able to see the finihsed product. This is a must in a building like UpperWest which is surrounded by existing buildings.

Parking is available starting at $33,000 for units more than 600sqft, and lockers from $3,500. The parking is all going to be above ground, which would save the developer HUGE costs since (from what we have previously been told) parking costs are usually about double what the developer charges, but must be included due to restrictions from the City of Ottawa.

Condo fee, or the maintenance fee will be approximately $0.42 per sqft. Deposit was another HUGE drawback, Minto is asking for 25% staggered throughout the process.

Expect UpperWest Condos to be completed sometime summer 2015.
