Stone Abbey Luxury Condominiums by Windmill - Now Available

Reservations are now being taken for Stone Abbey, Windmill Developments latest Ottawa project. A very limited development with only 18 units, split over six floors, located at the old site of the Southminster United Church at Bank street and the Rideau Canal.

Prices start from $657,000 for unit 103 which is 730sqft plus 45sqft exterior, and range up to $3,979,000 for the 6th floor 3,655sqft plus 195 and 850sqft exteriors. There are only five of the 18 units that are priced below 1.1M.

Condo fees are $0.58/sqft and include Common area expenses; water, natural gas, heating & air conditioning (geothermal); snow removal; landscaping maintenance, exterior window cleaning (2 times/year); waste & recycling removal; reserve fund contribution. Fees do not include: parking and storage unit maintenance fees; individual unit electricity (submetered); telephone; cable or internet.

Parking is $55,000 for a standard stall or $45,000 for a “stacker stall”. Electric Charging Rough-In’s and Charging Units are available as an upgrade. **Standard Parking Stalls may be purchased by the following units: 102; 104; 202; 204; 302; 304; 401; 501; 502; 503. **Stacker Parking Stalls may be purchased by the following units: 101; 103; 201; 203; 301; 303; 402.

Storage Lockers are available at $5,000 per locker, however, only one locker is available per unit. Lockers are accessed from the underground parking level.

Windmill is looking for a 15% deposit split as follows: 5% at signing, 5% in 30 days, 5% due 5 days after construction.

The registration website and on-site signage is now up for Windmill’s next development, Stone Abbey Luxury Condos and Towns. The project will be located at 1040 Bank Street and consist of 18 luxury condo apartments and four townhouses over six stories. The project will incorporate the original Southminster United Church which was founded in 1932.

Zibi "O" - Approved by Gatineau Council

Windmill Development's first phase of the highly anticipated Zibi development, "O" , has been given the green light to move ahead. The Gatineau City Council unanimously agreed to let the 280 unit building to be located on the Gatineau side of the river. Windmill's co-founder Jeff Westeinde  has confirmed that they will  start pouring concrete this spring once the excavation and remediation of the land is complete. This is the first of six phases for the project to be built over the next 12 years.

Early November, "Kanaal" which is the second phase of Windmill Development's Zibi project, was officially launched to the public. Of the 61 units there is roughly 60% sold, however later this week Windmill is releasing 15 more units (mix of size). Windmill is expecting to break ground in the first half of 2016 and is expecting a completion date of late 2017 (possibly early 2018) for both phases. The largest difference between the first and second phase is future location - the second phase is located in Ontario, while the first is going to be located in Quebec.

The first phase of the highly anticipated project "Zibi" was officially launched on May 30th (2015) and is sitting at 65% sold. 

Both projects have a good mix of units remaining in size and price points.

Today was the groundbreaking ceremony to start the $1.5 Billion, 15 year, 37 acre, mixed use development called Zibi. Windmill Developments has launched two phases - "O" and "Kanaal" which expect to see completion by late 2017. About 50% of the units remain for "O" which is the Gatineau side project.

After great success with the launch of the first phase on the Gatineau side, Windmill Developments has announced the name and date for the second phase of the Zibi Project. Kanaal will be a mixture of 61 condos and stacked town houses designed by Barry J. Hobin and Associates Architects. Located on the Ontario side of Ottawa's Chaudiere Island, many buyers have been very eager for an Ontario building in this project.

Grand Launch for Zibi's Kanaal has been set for 10am Saturday November 7th at the Zibi Sales Centre (3 Eddy Street in Gatineau). If the first launch was any indication - expect some great food and entertainment.

Here is a first look inside of Windmill Developments newest building, The Eddy. Located at 1000 Wellington Street West in Hintonburg, The Eddy is a six storey, 52 unit building with units ranging from 675 sqft to 1079 sqft. Units have been occupied and all purchased units closed on by the owners/handed over from the builder. 

These photos are of the 623sqft Penthouse Albany model, which is a one bedroom one bathroom, north facing above Suzy Q and the Taco lot. In order to help sell the remaining units of The Eddy, Windmill Developments has reduced parking fee in half to $16,000. Only eight of the 52 units currently remain available, and range from $339,000 for The Magee which is a 675sqft one bedroom, up to $499,560 for The Reid a 1060sqft two bedroom (see floorplan below). Condo fees are at $0.35 per sqft per month.

Windmill Developments Launch of Zibi - Welcome "O" Sales and Launch Recap

This past Saturday saw the initial launch of the first phase of Windmill's Zibi Development located around the Chaudiere Falls. The first six storey building named "O" has 66 units, ranging from a 478sqft studio, up to a 1,393 sqft three bedroom unit. The second six storey building will be called "O2"  will have 75 units. Occupancy for phase one is expected in late spring 2017. The largest factor to keep in mind is that these buildings are located on the Gatineau side of the river. Anyone who is looking to reside in the building would be subject to Quebec income tax, subject to Quebec health care, among other differences from Ontario - this is an important difference that every Ontario buyer should note.

All in - Saturdays launch is considered a success, with a large chunk of units reserved and large amounts of visitors to the sales centre. Initial numbers point at about 41% of units were reserved on Saturday, but these are still subject to a 10-day cooling off period.

Zibi by Windmill - Launching May 30th

Just announced, Windmill's next condominium building will be launched next weekend. Highly anticipated, this launch is the first for the Chaudiere Falls multi-phase future development with a mix of residential housing types of low and high rise condominium towers and townhomes, commercial and office space, unique waterfront plazas and outdoor squares, recreational facilities, and more.

There are only 65 condo units available with pricing starting from $199,000. Starting at 10am until 4pm on the 30th of May at the "state-of-the-art" sales center at 3 Rue Eddy in Gatineau.  Windmill has come out and said they will be offering "opening-day incentives".

From the Zibi website: The Chaudière Falls have long been a gathering place where the remarkable occurs. Long before settlers arrived, First Nations gathered at the Falls, trading stories of the River, and making offerings at the Falls. In 1799, after several reconnaissance missions, Philemon Wright determined that this location was the best spot in the Ottawa Valley to settle, creating a community at this very location. ‘Big’ Jos Montferrand later made history crossing the Union Bridge, providing inspiration to hundreds of thousands. Years later E.B. (Ezra Butler) Eddy and John Rodulphus Booth both became Canada’s early entrepreneur stars, innovating and inspiring, and employing thousands.
