Merrion Square: Norfolk and The Towns

This week I had the chance to view another Domicile development underway, mere seconds from Dows Lake, Little Italy, and the Civic Hospital. Merrion Square is a three phase development that consists of The Towns, which consist of 30 three storey neo-Georgian townhomes, Norfolk, a ten storey 85 unit condominium building, and another eight storey - yet to be named - condominium building. Located within easy access to public transportation (bus and “O”train), parkland, bicycle paths, and just minutes from downtown to help ease the need for automobiles.

Merrion Square - The Towns

The Merrion Square Towns, consist of 30 townhome style (12 of which are end units) units that are broken into six different blocks of homes. Former industrial site, Merrion Square is being redeveloped following “Smart Growth” principles, part of the City Of Ottawa’s Official Plan. What does that mean? Many ENERGY STAR and “green” features throughout the home. A few include:

  • On demand hot water heaters
  • Low-volume dual flush toilets
  • Low-flow faucets in bathrooms and kitchens
  • Hydro Ottawa “Smart Meters” installed
  • Conduit from the electrical panel to the attic for future solar power connection

Shawn looked pleased as he led us up the staircase to the bedroom level. Two good-sized bedrooms each with en suite bathrooms, the master with two walk-in closets, good light and fenestration and, a bonus for me, an interesting perspective. By that I mean a multi-dimensional view through the windows to the community beyond. For me an interesting house has to be one where you can sit by the windows and see layers of activities - from the Merrion compound, to the open boulevard of Carling and the agricultural parkland beyond.

There are currently only five townhomes left, available for purchase. The model unit is available and ready for occupancy, with the remaining models ready around June. The model unit which is listed at $497,000 for 1914 sqft. two bedroom, 2.5 bathroom, while the remaining four units range from $528,300 for 2136 sqft to $534,000 for 2156 sqft. all of which are three bedroom 2.5 bathroom.

Merrion Square - Norfolk

Domicile explains it the best, so as taken from their site;

Domicile’s new Norfolk condos have been designed to complement Merrion Square’s townhomes while creating their own excitement in a sparkling new neighbourhood at the edge of Dow’s Lake and near Little Italy. Our intent is to really mix things up. Here’s how:

For starters, Norfolk offers an incredible array of condo designs and sizes in a comfortable price range. The exterior has been designed in the “Academic” tradition, which was the predominant style from 1900 to the mid-1930s, most notably in the Upper West Side of NYC. Its façade borrows from Georgian, Beaux Arts, and Deco design palettes. Yet inside it’s clean, modern, and sleek with great views all around, enhanced privacy for balconies and terraces, and minimum interior corridors.

Norfolk is situated in a part of Ottawa’s urban interior that caters as much to those craving action as to those seeking peaceful reflection. Preston Street, with its pizzerias, bakeries, pubs, cafés, restaurants, and shops is only a quick walk away. So too is Dow’s Lake, The Arboretum, and Ottawa’s famed Experimental Farm.

A quick breakdown of the prices, but keep in mind SOME units include parking and others do not. Check out the Price List below for more details. Units that are left start at $204,500 for a one bedroom, one bathroom 597 sqft. third floor unit ($342 per sqft. plus this unit does not include parking). Tenth floor penthouse for $504,000 for two bedroom, two bathroom, 1326 sqft. unit ($380 per sqft. including parking). Unlike most price lists, Domicile decided to add the View for each unit in the price list, easily allowing you to choose either the Gatineau Hill or Dows lake view. Also the units are being planned to occupy between March and May 2010.

Merrion Square - “the yet to be named”

To the west of the Norfolk, Domicile will be building an eight storey, probably 65 units, which still has not received a name. It is going to mirror the Norfolk in design and layout, which is why I uploaded ALL of the floorplans and layouts of the Norfolk. I was explained by the sales agent, “don’t worry if you fall in love with a unit that is not availble, the new building will have the same layout, just mirror’d”. No dates or timelines yet, but I will keep you updated!

Domicile Sales Center Glebe

This past Saturday, Domicile hosted a little “come and see” at the new sales center, which is right in the heart of the Glebe. It is located at 619 Bank Street, in one of the retail spaces of Domicile’s “G” development. This location will be used to sell the four remaining “g” units (should be able to post the pictures and price soon), River Court Loft units, and the soon to be released Second Avenue West (which should be released in about a month).

Domicile Glebe Sales Center Grand Opening This Saturday

Friday, March 6th, 2009

I received the above picture in an email about Domicile’s new sales centre at 619 Bank Street, which will be opening this Saturday March 7th, 2009 at 12 noon. It will most likely serve as the sales centre for River Court Lofts, soon to be launched Second Avenue West, and almost completed ‘G’ development.

If you are interested in being in the heart of the Glebe, this new sales centre will be a great starting point for information about upcoming Glebe projects.
